Landmark Paragraph 84 Approval for Field House 

 
 

‘Exceptional & Truly Outstanding’

 
 

In a significant victory for new rural development, Field House, a new isolated family home in the Leicestershire open countryside, has been approved by Blaby District Council securing consent under Paragraph 84* of the NPPF. This marks a significant achievement for the team as well as advocates of sustainable rural living. 

* The exemption clause within the National Planning Policy Framework (NPPF 2023) allows new isolated homes to be built in the open countryside if they are deemed of ‘exceptional’ design quality and are ‘truly outstanding’. 

Field House, a four-bedroom 5,000sqft self-sufficient dwelling,  is a ‘landscape intervention’ influenced by, not only the immediate character of the site itself, but the wider Leicestershire landscape. The single storey dwelling is woven into the site; rooted within a new biodiversity rich landscape mosaic, sitting within and around two converging stone and brick garden walls which cut through the sloping field. A sense that the discovered structure belongs and has been crafted within the landscape. The design is centred around the unique qualities of the site, using openness and light to create a range of different internal and external spaces with carefully selected framed views of the surrounding woodland, trees, and wildflower meadows .
